0:02: I’ve been in real estate for six years this year, six years.
0:12: I do.
0:13: I am Arkansas licensed only so I am 100% Forts Smith office all the time.
0:21: Fall market trends is very vast because a lot of people are trying to list their home now or coming up here soon in the fall before the holidays, they wanna get their home listed and sold and move in before it’s time to put up the Christmas tree and have the Thanksgiving dinner.
0:37: So we see usually a lot more movement come the fall time for buyers and sellers.
0:46: My tips for people that are selling their home for fall would be kinda like the same thing.
0:51: I would tell them in the spring time too.
0:52: A couple months ago, I would tell them that to get your home perched out a little bit.
0:56: This is a good time to clean out any kind of things that make your home extremely personable to you.
1:02: Maybe some, for some people that’s family pictures, or bigger pieces of furniture that might not flow very well.
1:08: It’s a good time to just reset your spaces to make the most functional and make the most sense to new people coming in to see your home.
1:19: If a client comes to me and just knows that they want to buy a home or they’re financially ready to buy a home, but they don’t know what they’re looking for.
1:26: I would say, let’s find out what you’re looking for first.
1:29: You can’t just go shop around.
1:31: That’s not only a waste of all of our times, but it’s a waste of the seller time as well.
1:34: So I would say to start brainstorming what makes the most sense, functionality wise for your family and for you, the commute wise to work.
1:42: I would tell them to prioritize a certain small list of things like location, price point size of the home and go from there prior to selling.
1:55: There’s a lot of things that you can do to raise the value of your home, from big projects to small things.
1:59: I would say someone who is wanting to list relatively quickly.
2:03: But still wants to create a little bit more interest in their home on the market is start with outside some curb appeal.
2:09: That’s what’s going to make.
2:10: That’s the first thing that people see whether it be online.
2:12: That 1st 2nd picture, it’s always of the curb appeal of the home.
2:15: So I would say to invest a little bit into your curb appeal.
2:20: Maybe that even might mean painting a fresh coat of paint on the front door, a fresh new wreath,, and then go inside and fix kind of the same thing, those basic things like wall paint,, cracked windows, things that buyers see that might be kind of red flags.
2:34: Start with those major things and then work down from there to create value to contact me.
2:42: The best way is to call or text me.
2:44: I text a lot better than I call sometimes just from being so busy.
2:48: But also on social media email, it’s it’s pretty easy to get a hold of any of us around here.
